It&amp;rsquo;s been almost three years, and the property has still not sold.&lt;/p&gt;&lt;p&gt;Raimondi, a housepainter who wants to move to a less expensive area, is one of the growing ranks of frustrated sellers whose homes have been on the market for more than a year. Though most sellers don&amp;rsquo;t stay on the market for years, Realtors say the average time between listing and sale has stretched out during the housing slump.&lt;/p&gt;&lt;p&gt;These sellers&amp;rsquo; experiences show just how tough the market is. Still, real estate agents say, there are buyers out there, and it&amp;rsquo;s possible to sell a property if you take the right steps. &lt;strong&gt;Interviews with real estate experts, along with a closer look at Raimondi&amp;rsquo;s story, offer these lessons for sellers:&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;1. The First Offer is Often the Best Offer.&lt;/strong&gt; There&amp;rsquo;s a reason this is a real estate clich&amp;eacute;. Within a week or two after Raimondi first listed his house in October 2005, he got an offer for $495,000&amp;ndash;$30,000 less than his asking price. He turned it down, convinced he could do better. But the real estate market began to slide in late 2005 and has not recovered yet.&lt;/p&gt;&lt;p&gt;&amp;ldquo;Back then, things were selling quickly; who knew we were going to come into a slump like this?&amp;rdquo; Raimondi said.&lt;/p&gt;&lt;p&gt;The lesson: &amp;ldquo;If you get an offer in today&amp;rsquo;s market, you&amp;rsquo;d better try to make the best of it and live with it if you can, because there isn&amp;rsquo;t another one waiting in the wings,&amp;rdquo; said Jay Bouton of Coldwell Banker in Allendale, who was Raimondi&amp;rsquo;s first agent.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2. Be Realistic About Price.&lt;/strong&gt; &amp;ldquo;Probably half of the houses on the market are overpriced for what people are willing to pay for them,&amp;rdquo; Bouton said. Pricing was Raimondi&amp;rsquo;s key error, according to another of his former agents, Kristin Gildea of Marron &amp;amp; Gildea in Ridgewood, N.J.&lt;/p&gt;&lt;p&gt;&amp;ldquo;He priced it way too high from the get-go,&amp;rdquo; she said. &amp;ldquo;Even though he was adjusting his price and coming down, he was doing it too late, and chasing the market down.&amp;rdquo;&lt;/p&gt;&lt;p&gt;Even today, Raimondi insists his house is worth $450,000-after all, it is in Allendale, an upscale town with fine schools. In addition, the property is 200 feet deep and includes the barn.&lt;/p&gt;&lt;p&gt;&amp;ldquo;The real estate agents wanted me to give my house away so they could make a sale; that&amp;rsquo;s how I looked at it,&amp;rdquo; said Raimondi, who paid $230,000 for the property in 1999. &amp;ldquo;I wanted to make a sale, too, but at the right price, not a giveaway.&amp;rdquo;&lt;/p&gt;&lt;p&gt;&amp;nbsp;Recently, he&amp;rsquo;s gotten several offers around $350,000. Listen to the Experts.&lt;/strong&gt; Raimondi has worked with six real estate agents since 2005.&lt;/p&gt;&lt;p&gt;&amp;ldquo;He picked everybody&amp;rsquo;s brain, and we were more than willing to give him advice, if he would listen to it,&amp;rdquo; Bouton said.&lt;/p&gt;&lt;p&gt;He didn&amp;rsquo;t always listen.&lt;/p&gt;&lt;p&gt;&amp;ldquo;They told me if you want to sell this house, you&amp;rsquo;ve got to take the carpet up,&amp;rdquo; Raimondi recalled. Many buyers prefer hardwood floors, but Raimondi didn&amp;rsquo;t want to pull up wall-to-wall carpet that was less than 10 years old and still in pretty good shape.&lt;/p&gt;&lt;p&gt;&amp;ldquo;You&amp;rsquo;re paying agents for their advice, and then you&amp;rsquo;re disregarding that advice,&amp;rdquo; said Elizabeth Razzi, author of &amp;ldquo;The Fearless Home Seller&amp;rdquo; (Stewart, Tabori &amp;amp; Chang, $16.95).&lt;/p&gt;&lt;p&gt;Now Raimondi&amp;rsquo;s pulling up the carpet.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4. Beware of Getting Stale.&lt;/strong&gt; The longer a house is on the market, the less attractive it appears. Razzi said buyers think, &amp;ldquo;If nobody else has snapped up this house in 12 months or longer, what&amp;rsquo;s going to make me want it?&amp;rdquo;&lt;/p&gt;&lt;p&gt;Homeowners sometimes try to get around this problem by allowing a listing to lapse, then relisting the house to start the clock again. The multiple listing service&amp;rsquo;s computer will classify it as a new listing-but real estate agents who know the area will usually recognize that it&amp;rsquo;s the same old house, warned Randy Douglass of ERA Douglass Realtors in Montvale, N.J.&lt;/p&gt;&lt;p&gt;&amp;ldquo;You&amp;rsquo;re not going to fool a lot of people,&amp;rdquo; Douglass said. Better to avoid getting stale in the first place. To do that, you have to-you guessed it-price it right. &amp;ldquo;It&amp;rsquo;s all about the price,&amp;rdquo; Douglass said.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5. Go For the Pottery Barn Look.&lt;/strong&gt; Raimondi thinks potential buyers of starter homes expect too much.&lt;/p&gt;&lt;p&gt;&amp;ldquo;They want perfection in an old house, and that&amp;rsquo;s not going to happen,&amp;rdquo; Raimondi said. His home has six small rooms. Though the kitchen was updated in the 1990s, it has vinyl floors instead of ceramic tile, and laminate counters instead of granite.&lt;/p&gt;&lt;p&gt;&amp;ldquo;An older home at a start-up price is not going to be modern like those home design shows,&amp;rdquo; he said.&lt;/p&gt;&lt;p&gt;Fair enough. But even people who don&amp;rsquo;t watch HGTV get Pottery Barn catalogs in the mail, Razzi pointed out. That shapes their expectations.&lt;/p&gt;&lt;p&gt;That doesn&amp;rsquo;t necessarily mean you have to put in granite countertops, though that&amp;rsquo;s not a bad idea, she said. But you&amp;rsquo;ve got to clear the clutter and make the place spiffy.&lt;/p&gt;&lt;p&gt;&amp;ldquo;Smart sellers are painting their walls that taupe-y color and putting bowls around and taking other stuff out,&amp;rdquo; Razzi said. &amp;ldquo;Get the old drain board off the kitchen counter and put out a bowl of oranges.&amp;rdquo;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6. Understand Buyer Psychology. &lt;/strong&gt;&amp;ldquo;A lot of sellers right now think buyers are being greedy,&amp;rdquo; Razzi said. But she believes something else is going on.&lt;/p&gt;&lt;p&gt;&amp;ldquo;Buyers are very frightened,&amp;rdquo; she said. &amp;ldquo;They&amp;rsquo;re afraid they&amp;rsquo;re going to buy a house and have its value decline after they move in. They&amp;rsquo;re afraid they&amp;rsquo;re going to get stuck in that neighborhood.&lt;/p&gt;&lt;p&gt;&amp;ldquo;They&amp;rsquo;re not going to have the courage to buy that house unless it&amp;rsquo;s better than the other competition on the market and it&amp;rsquo;s irresistible to them,&amp;rdquo; she continued.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;7. Don&amp;rsquo;t Expect Buyers to Renovate.&lt;/strong&gt; Yes, there are do-it-yourselfers who love to spend their weekends painting walls, building decks and laying tile. But most buyers want to move in and not face any task more challenging than unpacking their boxes.&lt;/p&gt;&lt;p&gt;&amp;ldquo;Even in a good market, fixer-uppers attract only limited offers because people just don&amp;rsquo;t have the time,&amp;rdquo; Razzi said. &amp;ldquo;And people who do have the time expect a really low price.&amp;rdquo;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;8. Play to Your Home&amp;rsquo;s Strengths. &lt;/strong&gt;Raimondi&amp;rsquo;s house is on busy Franklin Turnpike, and another busy road, Crescent Avenue, runs along the rear of the property. Some agents say that&amp;rsquo;s a turnoff.&lt;/p&gt;&lt;p&gt;Maybe so, said Razzi. But there&amp;rsquo;s an upside.&lt;/p&gt;&lt;p&gt;&amp;ldquo;If you&amp;rsquo;re on a busy street, you get a lot of attention from passers-by,&amp;rdquo; she said. That means Raimondi should focus on his home&amp;rsquo;s landscaping, wraparound front porch, and overall curb appeal.&lt;/p&gt;&lt;p&gt;Similarly, the age of the house can be turned to a seller&amp;rsquo;s advantage.&lt;/p&gt;&lt;p&gt;&amp;ldquo;You can&amp;rsquo;t make an old house a brand new house without a massive infusion of money,&amp;rdquo; Razzi said. But you can make it as &amp;ldquo;charming and quaint and appealing&amp;rdquo; as possible.&lt;/p&gt;&lt;p&gt;If it&amp;rsquo;s small, she added, &amp;ldquo;decorate it so it looks cozy.&amp;rdquo;&lt;/p&gt;&lt;p&gt;For now, Raimondi&amp;rsquo;s house is off the market again. He can afford to wait because he hasn&amp;rsquo;t found another house. He hopes that by 2009, buyers will begin returning to the market, and he&amp;rsquo;ll put the house up for sale again then.&lt;/p&gt;&lt;p&gt;&amp;ldquo;I&amp;rsquo;m not going to give it away,&amp;rdquo; he said. &amp;ldquo;I&amp;rsquo;ve waited a long time. I&amp;rsquo;ll wait a little type="html">&lt;h1 class="storyheadline"&gt;The legislation - likely to be enacted soon - devotes $300 billion to helping troubled homeowners avoid foreclosure. &lt;/h1&gt;&lt;p class="storyheadline"&gt;The House on Wednesday passed a $300 billion housing rescue bill aimed at helping troubled homeowners avoid foreclosure and supporting mortgage giants Fannie Mae and Freddie Mac.&lt;/p&gt;&lt;p&gt;If the bill is now passed by the Senate and signed by President Bush, who today withdrew his threat to veto it, thousands of at-risk borrowers will be able to refinance their unaffordable old mortgages into new low-cost fixed-rate loans insured by the Federal Housing Administration (FHA).&lt;/p&gt;&lt;p&gt;The Congressional Budget Office estimates that 400,000 borrowers with $68 billion in loans may benefit from the program - but the bill allows for&lt;strong&gt; &lt;/strong&gt;as many as 1 million or 2 million borrowers to participate in the program. &lt;/p&gt;&lt;p&gt;Here&amp;#39;s what homeowners need to know.&lt;/p&gt;&lt;div class="inStoryHeading"&gt;&lt;strong&gt;Who&amp;#39;s eligible?&lt;/strong&gt;&lt;/div&gt;&lt;p&gt;Qualified borrowers must live in their homes and have loans that were issued between January 2005 and June 2007. Additionally, they must be spending at least 40% of their gross monthly income on all household debt to be eligible for the program.&lt;/p&gt;&lt;p&gt;They can be up to date on their existing mortgage or in default, but either way borrowers must prove that they will not be able to keep paying their existing mortgage - and attest that they are not deliberately defaulting just to obtain lower payments. &lt;/p&gt;&lt;p&gt;Before homeowners can get FHA-backed mortgages, they must first retire any other debt on the home, such as a home equity loan or line of credit. Borrowers are not permitted to take out another home equity loan for at least five years, unless it&amp;#39;s to pay for necessary upkeep on the home. &lt;/p&gt;&lt;p&gt;To get a new home equity loan, borrowers will need approval from the FHA, and total debt cannot exceed 95% of the home&amp;#39;s appraised value at the time.&lt;/p&gt;&lt;div class="inStoryHeading"&gt;&lt;strong&gt;How can I apply?&lt;/strong&gt;&lt;/div&gt;&lt;p&gt;Borrowers can contact their current mortgage servicer or go directly to an FHA-approved lender for help. The bill requires lenders to make major concessions, writing down the value of the loan to 90% of the home&amp;#39;s current value. In areas where prices have plummented by as much as 20%, that will mean a substantial loss for the lender.&lt;/p&gt;&lt;p&gt;But lenders won&amp;#39;t sign off on a workout unless they think that they&amp;#39;ll lose less money on that than they would by allowing a home to go through the costly foreclosure process. &lt;/p&gt;&lt;p&gt;Each loan will have to be underwritten by an FHA lender on a case-by-case basis. That means the banks will do a new appraisal to determine the home&amp;#39;s current value, as well as examine and verify income statements, bank accounts, job histories and credit scores. &lt;/p&gt;&lt;p&gt;Based on that new appraised home value, the FHA lender must determine how much the original lender has to reduce the original mortgage, so that it will reflect 90% of the home&amp;#39;s market value.&lt;/p&gt;&lt;p&gt;If the original lender agrees to the writedown, the new lender buys the old loan and takes over the reworked mortgage. &lt;/p&gt;&lt;p&gt;As part of the deal, the old lender writes off any fees and penalties on the original mortgage, including prepayment penalties, and accepts the proceeds from the new loan on a paid-in-full basis. Additionally, it pays the FHA an up-front premium equal to 3% of the mortgage principal.&lt;/p&gt;&lt;div class="inStoryHeading"&gt;&lt;strong&gt;What does it cost?&lt;/strong&gt;&lt;/div&gt;&lt;p&gt;There should be little up-front costs for borrowers to bear. Loan origination fees will vary by lender, but these can usually be paid by the borrower over the life of the loan in the form of a slightly higher interest rate.&lt;/p&gt;&lt;p&gt;However, the refinanced loans do come with many strings. For one thing, borrowers are responsible for paying an insurance premium to the FHA guaranteeing the loan, which will be 1.5% of the principal annually.&lt;/p&gt;&lt;p&gt;Borrowers also agree to share any profits from future home-price appreciation with the FHA. To do that, they&amp;#39;ll pay a &amp;quot;3% exit fee&amp;quot; of the mortgage principal to the FHA when they resell or refinance.&lt;/p&gt;&lt;p&gt;Plus, they&amp;#39;ll agree to pay the FHA 100% of any profits they realize from higher home prices if they sell or refinance within a year. So if the original loan principal is $200,000 and the home sells for $250,000, the borrower will owe the FHA $50,000, minus costs.&lt;/p&gt;&lt;p&gt;After a year, borrowers will share 90% of the profits with the FHA. The percentage keeps dropping in 10% increments to 50% after the fifth year, where it stays.&lt;/p&gt;&lt;p&gt;&lt;span class="980090816"&gt;&lt;span class="980090816"&gt;&lt;span href="http://www.findazproperties.com/http://money.cnn.com/2008/05/12/real_estate/Q12008_home_prices/index.htm"&gt;&lt;font color="#004276"&gt;huge price drops&lt;/font&gt;&lt;/a&gt;, such as Sacramento, Calif., where prices have fallen by about 30% over the past year, some loans might be reduced by more than 40%. &lt;/p&gt;&lt;p&gt;Additionally, the FHA loans carry reasonable interest &lt;p style="font-family:Trebuchet MS;"&gt;Recently there have been a lot of stories about isolated areas that have seen 20% reductions in home values. Most agree that these areas saw the highest run-ups over the last few years. What seems to be working is the fact that housing affordability is now driving a reversal. Again, not everywhere, but the stats need to be appreciated. Interest rates are still very attractive and stable these days. In fact, the Mortgage Bankers Association reported increased mortgage applications and listed stable rates as an indicator. ( &lt;a href="http://www.mortgagebankers.org/NewsandMedia/PressCenter/63727.htm" target="_new"&gt;See Release&lt;/a&gt;)&lt;br /&gt;&lt;/p&gt;&lt;p style="font-family:Trebuchet MS;"&gt;The National Association of Realtors has now reported four straight months of rising housing prices, but it seems no one is listening.&lt;/p&gt;&lt;p style="font-family:Trebuchet MS;"&gt;According to NAR statistics, the median home price has fallen from a high of $230,200 in July 2006 to a low in February 2008 at $195,600, a drop of 15%. &lt;span style="font-weight:bold;"&gt;Since February, however, it has risen steadily every month.&lt;/span&gt; By May the index (which will be revised on July 24) had risen to $208,600, up $13,000 and a full 6.6%. Another indicator, the mean home price (otherwise known as the average home price), has also shown strength and has risen from a low of $242,000 also in February of this year to $253,100, a rise of $11,100 or 4.5%. It has also risen every month since February of this year.&lt;/p&gt;&lt;p style="font-family:Trebuchet MS;"&gt;&amp;#39;I just don&amp;#39;t know where Wall Street&amp;#39;s brains are today,&amp;#39; said David Michonski, CEO of Coldwell Banker Hunt Kennedy in New York City. &amp;#39;Everyone on the Street is wringing their hands over housing when in fact the average American has been out this spring buying homes and pushing the median price higher. This has got to go down as one of Wall Street and &lt;/p&gt;&lt;address&gt;Main Street&lt;/address&gt;&amp;#39;s biggest disconnects in history.Rising prices on expanding volume should not a crisis make on Wall Street,&amp;#39; says Michonski. &lt;p style="font-family:Trebuchet MS;"&gt;So why the crisis?&lt;/p&gt;&lt;p style="font-family:Trebuchet MS;"&gt;They say that there are bulls and bears on Wall Street but there are also pigs. Pigs try not just to profit from a crisis but create one to profit from. Today there are just so many people who have positioned themselves to profit from a crisis that they refuse to admit the reality of what is happening on &lt;/p&gt;&lt;address&gt;Main Street&lt;/address&gt;. It might hurt their positions. &lt;p style="font-family:Trebuchet MS;"&gt;Is this the bottom?&lt;/p&gt;&lt;p style="font-family:Trebuchet MS;"&gt;No one can know for sure, but the hard data is clear. The median price has risen four straight months. The average American is out there taking advantage of bargains in their local real estate market. They are not listening to Wall Street but following their own belief that the best time to buy is when no one else is, and they are out there buying. If it costs more for the GSEs to raise capital, costs are likely to trickle down to the borrower. &lt;/div&gt;&lt;div class="p"&gt;&lt;/div&gt;&lt;div class="p"&gt;&amp;quot;This confidence crisis or panic doesn&amp;#39;t help mortgage borrowers, since if investors won&amp;#39;t lend money to Fannie and Freddie at a good rate, it will have a detrimental impact on mortgage rates offered to borrowers,&amp;quot; Cecala wrote in an email response to a question. &amp;quot;So we could see some slight rise in mortgage rates as a result.&amp;quot; &lt;/div&gt;&lt;div class="p"&gt;He doesn&amp;#39;t, however, expect the interest-rate disruption to be long lived, &amp;quot;given the government&amp;#39;s willingness to support Fannie and Freddie at all costs.&amp;quot; &lt;/div&gt;&lt;div class="p"&gt;&lt;/div&gt;&lt;div class="p"&gt;&amp;quot;Fannie and Freddie are needed more than ever to support the U.S. mortgage market and Congress and the Fed/Treasury will make sure they keep their doors open for business,&amp;quot; he said. &lt;/div&gt;&lt;div class="p"&gt;&lt;/div&gt;&lt;div class="p"&gt;Homeowners who already have a mortgage that happens to be financed through Fannie Mae or Freddie Mac don&amp;#39;t have anything to be concerned about, says John Bancroft, executive editor of Inside Mortgage Finance. &lt;/div&gt;&lt;div class="p"&gt;&amp;quot;If you&amp;#39;re thinking you might want to refinance that mortgage at some point in the future, then this issue is significant,&amp;quot; he told MarketWatch. &lt;img height="12" src="http://i.mktw.net/news/images/audio_s2.gif" width="11" /&gt;&amp;nbsp;&lt;a class="lk001"&gt;&lt;font color="#0000cc"&gt;Listen to the interview.&lt;/font&gt;&lt;/a&gt; &lt;/div&gt;&lt;div class="p"&gt;&lt;/div&gt;&lt;div class="p"&gt;And if the federal government takes over Freddie and Fannie, Bancroft adds, &amp;quot;there would be an impact for borrowers down the line. But it would not be as severe an impact if the government were to let the companies blow up.&amp;quot; &lt;/div&gt;&lt;div class="p"&gt;There have been reports that the Bush administration is weighing a plan involving a government takeover of one or both companies if the situation gets worse. However, Treasury Secretary Henry Paulson seemed to tamp down such speculation on Friday. He gave no indication the government plans a bailout of Fannie and Freddie, but said the focus is on supporting the two lenders in their current form. &lt;a class="lk001" href="http://www.findazproperties.com/News/Story/freddie-mac-shares-recover-briefly/story.aspx?guid=%7BFBD22BF7%2DDC93%2D405D%2DA1AE%2D4C3DF8A5712F%7D"&gt;&lt;font color="#0000cc"&gt;See related story.&lt;/font&gt;&lt;/a&gt; &lt;/div&gt;&lt;div class="p"&gt;&lt;/div&gt;&lt;div class="p"&gt;Of course, if the situation is resolved via government intervention, it will hit Americans by tapping their tax dollars, said Paul Anselmo, CEO of SigniaDocs, a firm that provides e-mortgage solutions to the lending industry. He expects to hear more calming statements from the Fed and the Treasury as an effort to ease investor fears. &lt;/div&gt;&lt;div class="p"&gt;&lt;/div&gt;&lt;div class="p"&gt;&lt;strong&gt;In the short term, however, he also expects mortgage rates to rise, he added.&lt;/strong&gt; &lt;/div&gt;&lt;div class="p"&gt;&lt;/div&gt;&lt;div class="p"&gt;&amp;quot;The rates are going to go up immediately from the news of what&amp;#39;s happening,&amp;quot; he said. &lt;/div&gt;&lt;div class="p"&gt;It&amp;#39;s hard to gauge just how much rates might rise, said Keith Gumbinger, vice president of HSH Associates, a publisher of mortgage and consumer loan information. But any significant rate spike would be another blow to housing markets that are already struggling, he added. &lt;/div&gt;&lt;div class="p"&gt;&lt;/div&gt;&lt;div class="p"&gt;Already, borrowers have been confronted with stricter lending requirements, such as larger down payments and higher credit scores. Any negative influence on the cost and demand of housing will continue to shrink the pool of potential home buyers and put downward pressure on home prices, Gumbinger pointed out. &lt;/div&gt;&lt;div class="p"&gt;But while existing homeowners will have the prospect of continued price drops to contend with, they won&amp;#39;t likely be affected right now by the pressures on Freddie and Fannie. &lt;/div&gt;&lt;div class="p"&gt;&lt;/div&gt;&lt;div class="p"&gt;&amp;quot;Frankly, once you&amp;#39;ve got a mortgage, perhaps the most important person to you is your servicer,&amp;quot; Gumbinger said. You could be selling a Hummer.&lt;/p&gt;&lt;p&gt;If you&amp;rsquo;ve been waiting for a good offer to come through, this probably isn&amp;rsquo;t exactly big news to you: This is the worst home-selling market since Herbert Hoover was president. In much of the country, prices are already way down and probably heading even further south. Houses are sitting on the market for months longer than sellers expected.&lt;/p&gt;&lt;p&gt;And don&amp;rsquo;t think this is just a momentary lull, a short slowdown before the market recovers and then takes off again. What you see today is the market you have, for now and, quite possibly, for a long time to come.&lt;/p&gt;&lt;p&gt;&amp;ldquo;At best, I think we&amp;rsquo;re a year away from the bottom,&amp;rdquo; says Candice Boggs, who has sold Scottsdale-area real estate for&amp;nbsp;10 years and has never seen a worse selling climate. She operates mainly in Carefree, Cave Creek and the North Sub-division like Troon &amp;amp; DC Ranch. It was a super-hot area in 2005, when developers couldn&amp;rsquo;t build houses fast enough. &amp;ldquo;Now,&amp;rdquo; she says, &amp;ldquo;you can&amp;rsquo;t give them away.&amp;rdquo;&lt;/p&gt;&lt;p&gt;To be sure, things are not awful everywhere. Prices in metropolitan areas bypassed by the Big Bubble &amp;mdash; places such as Charlotte, N.C., or Rochester, N.Y. &amp;mdash; have held relatively firm or risen modestly through the Big Bust. And in some of the worst markets, elite properties and houses in the best neighborhoods may still buck the trends.&lt;/p&gt;&lt;p&gt;But even the perennial playgrounds of the upper crust aren&amp;rsquo;t immune. According to Zillow, a real-estate Web site, prices in Palm Beach, Fla., are down about 10% from last year. Prices are down 13% in Santa Barbara, Calif.&lt;/p&gt;&lt;p&gt;So what&amp;rsquo;s a home seller to do? What does it take to sell a house today?&lt;/p&gt;&lt;p&gt;If your job or life circumstances leave you no alternative other than to sell in this market, you must be prepared to go well beyond the usual feints and gimmicks if you want to get potential buyers in the front door and, ultimately, to the closing table. By all means, feng shui the living room, bury a statue of St. Joseph in the front yard and bake brownies before the open house.&lt;/p&gt;&lt;p&gt;But if you really want to sell the place, you need to think and act like a salesperson. Most important, you must separate your emotional attachment to your family home from your financial interest in your family&amp;rsquo;s largest asset. Selling a house is business, and you must approach the sale in a businesslike manner.&lt;/p&gt;&lt;p&gt;Here are seven points to keep in mind:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;1. DON&amp;rsquo;T WAIT AROUND.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Even in the better housing areas, it&amp;rsquo;s taking a long time to sell houses; and in the hardest-hit metro areas, inventories of unsold homes are stretching well past 180 days.&lt;/p&gt;&lt;p&gt;So, don&amp;rsquo;t try to sit out the market. That&amp;rsquo;s what hundreds of other timid sellers are doing, each of them hoping &amp;mdash; somehow, some way &amp;mdash; that hanging on the sidelines will improve prices and, ultimately improve his or her chances for selling success. It won&amp;rsquo;t. Not if you expect to sell anytime soon. If you want your place sold, the best way to make sure that happens is to put it up for sale.&lt;/p&gt;&lt;p&gt;Obviously, you should take advantage of your local market cycles &amp;mdash; early spring is usually better for selling in much of the country &amp;mdash; but otherwise don&amp;rsquo;t try timing the market. You won&amp;rsquo;t have any better luck than a stock trader who&amp;rsquo;s always holding out for the market highs or lows.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2. FIX IT UP AND CLEAN IT UP.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Buyers are taking your house out on a date. It has to make a good impression.&lt;/p&gt;&lt;p&gt;Don&amp;rsquo;t spend a lot of money &amp;mdash; absolutely no big-ticket renovations &amp;mdash; but do see that everything is in good repair. And give the place a new paint job and a general sprucing up. (Caution: This won&amp;rsquo;t necessarily give you any pricing advantage over less fixed-up places, but it will attract buyers and keep them interested.)&lt;/p&gt;&lt;p&gt;As you get closer to the date that the house actually goes up for sale, start moving out by decluttering the place. No buyer wants to see a house filled to the rafters with other people&amp;rsquo;s things. They want to imagine their stuff filling the place. &amp;ldquo;Stage&amp;rdquo; the place with only enough furniture to make it look livable; put the rest in storage.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;3. PRICE IT CHEAPLY.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Don&amp;rsquo;t fight the market by trying to price your house at bubble-era levels or by factoring in all those improvements you made. It won&amp;rsquo;t fly.&lt;/p&gt;&lt;p&gt;Set a realistic, salable price on day one. Don&amp;rsquo;t let the house hang around on the market as you gradually lower the price. Forget what you think the house should be worth or what it was worth three years ago. That&amp;rsquo;s not what it&amp;rsquo;s worth today.&lt;/p&gt;&lt;p&gt;Smart buyers will be looking for bargains. So you must set your price below comparable nearby properties. Look at the asking prices of neighboring houses, and set your price to beat them. If prices in your area are generally down 20% from where they were at the bubble peak in 2005, then price your house 25% to 30% below its peak bubble value. Your area down 40%? Be prepared to take just half of what the house was worth three years ago. Yes, it&amp;rsquo;s painful. But if you want to sell, you don&amp;rsquo;t have much choice.&lt;/p&gt;&lt;p&gt;And remember: In much of the country, renting is still a better deal right now than buying. As you try to settle on a price, look at rents on comparable properties. Buyers are not likely to be counting on huge price appreciation, as they did during the bubble, so they may be less willing to take on the higher monthly costs of home buying and owning. You must set a price that makes someone&amp;rsquo;s prospective mortgage and home-owning costs look like a better deal than a month&amp;rsquo;s rent.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4. HIRE A TOP REAL-ESTATE BROKER.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Get the best broker you can find. - Candice Boggs w/ Arizona Homes Realty&lt;/p&gt;&lt;p&gt;When everything was selling before it even hit the market, of course, you didn&amp;rsquo;t need the best. You just needed the cheapest. But not these days.&lt;/p&gt;&lt;p&gt;Fortunately, in this market, real-estate brokers are even more anxious than you. They&amp;rsquo;re eager to get whatever work they can, so don&amp;rsquo;t rely on your cousin with the real-estate license or your best friend&amp;rsquo;s wife.&lt;/p&gt;&lt;p&gt;Ask, instead, for one of the local real-estate office&amp;rsquo;s top salespersons. All offices have a few brokers who greatly outperform their colleagues. That&amp;rsquo;s who you want.&lt;/p&gt;&lt;p&gt;Interview various brokers and insist that they present you with a well-conceived marketing plan that goes way beyond the usual Internet page, one or two open houses and a yard sign. (Think about using a professional photographer for multiple shots on the primary Web listing, your house as the featured &amp;ldquo;home of the week&amp;rdquo; in the local newspaper, a decorating segment on a morning chat show, a stop on the local garden club&amp;rsquo;s spring tour.)&lt;/p&gt;&lt;p&gt;Sellers of very expensive properties may be able to negotiate a lower commission percentage, but this is no time to quibble over a couple of percentage points. Also, offer the broker a big bonus if he or she sells the house in 30 days or at your asking price. Offer other brokers bonuses if they bring in the ultimate buyer.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5. PROMOTE. PROMOTE. PROMOTE.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Don&amp;rsquo;t rely on the broker to do all the work. The agent should pay the usual marketing costs, but you should be prepared to pony up for extras, especially if you insist on more expensive or untraditional promotions.&lt;/p&gt;&lt;p&gt;You want the house listed regularly in local newspaper classifieds and, if it&amp;rsquo;s a special, high-end property in a desirable location, in national publications, too.&lt;/p&gt;&lt;p&gt;Make sure your house is on the leading real-estate Web sites; Trulia, Zillow, Cyberhomes, Eppraisal and Realtor.com are some of the top ones. FindAzProperties.com link to over 1000 Real Estate Web sites.&lt;/p&gt;&lt;p&gt;Beyond that, get really creative. Advertise in corporate newsletters and intranet listings. Check in with local relocation firms that help transferring corporate executives find new homes. List the house on eBay. Put it on Craigslist. Put it in your church bulletin.&lt;/p&gt;&lt;p&gt;Trophy house in an upscale neighborhood? Hire a string quartet for the open house. Something a bit more midmarket in a family-friendly subdivision? Put a clown on the corner handing out brochures.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6. PLAY THE BANKER.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;As bad as things are, there&amp;rsquo;s one big factor in your favor: the tight credit market. If you have no mortgage you have to pay off, your strongest selling point might be your ability to finance all or a substantial part of a buyer&amp;rsquo;s purchase.&lt;/p&gt;&lt;p&gt;You&amp;rsquo;re a lot more flexible than a bank that has the Federal Reserve looking over its shoulders, so you might even be able to charge a higher interest rate than a commercial lender as well as command a higher sale price. (You&amp;rsquo;ll need a real-estate lawyer to make sure everything is done to protect you and an accountant to set up a payment system. Peer-to-peer lenders such as virginmoneyus.com have systems to handle mortgage payments.)&lt;/p&gt;&lt;p&gt;Worst case? Your borrower defaults and you take the property back. And sell it again.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;7. TAKE THE OFFER.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;If any qualified buyer comes in with a reasonable offer, be prepared to accept it.&lt;/p&gt;&lt;p&gt;You don&amp;rsquo;t want to lose the deal by digging in your heels over a few dollars. Every real-estate office keeps records that show the percentage difference between asking and selling prices, so it&amp;rsquo;s easy to figure what&amp;rsquo;s an appropriate offer and what&amp;rsquo;s not.&lt;/p&gt;&lt;p&gt;Negotiate, of course, but recognize that the buyer has a lot more clout than you do.
